LONDON — City council has approved Royal Premier Homes’ ambitious redevelopment plan for a 3.8-hectare (9.4-acre) triangular site at 735 Southdale Road West, just 950 metres east of the Southdale Road West and Colonel Talbot Road intersection.
The development received approval on June 25, 2024.
The development will transform this currently underutilized land into a thriving residential community characterized by modern living spaces and a wealth of amenities.
At the heart of the approved project is a series of four apartment buildings, with heights varying between six and twelve storeys, collectively offering 878 residential units.
Significant portions of the site are dedicated to open spaces designed to provide residents with abundant opportunities for outdoor recreation and green areas. In addition, part of the land will be reserved for road widening.
A newly constructed street will enhance connectivity both within the development and to the neighbouring areas.
To support the approved density of 231 units per hectare, Royal Premier Homes plans to upgrade 460 metres of existing sanitary sewers on Crown Grant Road.
The high-density plan is notably above the standard density limit of 75 units per hectare, which necessitated a zoning by-law amendment.
The council has approved the rezoning from a Holding Residential R5, R6, and R8 Zone to a Residential R5, R6, and R8 Special Provision Zone.
The rezoning includes special provisions that are essential for the project’s layout and density.
The provisions permit reduced front, interior side, and rear yard setbacks and allow for a maximum building height of twelve storeys, exceeding typical height restrictions.
The redevelopment also accommodates various dwelling types, including cluster townhouses, single-detached homes, and apartment buildings.
The flexibility supports a mixed-density context, aligning with the city’s strategic goals of intensification and urban renewal.
The redevelopment takes advantage of the site’s proximity to commercial and recreational facilities, as well as existing municipal infrastructure.
The development will include an underground parking structure and a three-storey parking structure, offering a total of 929 parking spaces to facilitate the increased density.
Additionally, the site will feature landscaped open spaces and recreational trails for residents.
Access to the site will be ensured through two full-turn driveways from Southdale Road West, enhancing vehicular entry and exit points.
This project aligns with London’s vision for sustainable growth, aiming to meet housing demands while improving the neighbourhood’s overall livability.
By approving this redevelopment, the city council supports a modern, high-density residential community that promises to enhance the quality of life for its future residents.
