LONDON – On November 26, 2024 The City of London approved a Zoning By-law Amendment for a proposed residential development by DBNM Investment and Management Ltd. at 383 Clarke Road and 1906 Whitney Street. This project will transform the site into a 2.5-storey multiplex building with 10 residential units, contributing to sustainable and compact urban growth.

  • 7 surface parking spaces, providing a parking ratio of 0.9 spaces per unit.

Zoning Amendments

The site’s zoning has been updated from Residential R2 (R2-3) to a Holding Residential R2/Residential R8 (h-89*R2-3/R8-4(_)) Zone with special provisions. These changes include:

  • Front and Exterior Side Yard Setbacks: Reduced from 6 metres to 2 metres to enhance the urban streetscape.
  • Interior Side Yard Setbacks: Reduced from 4.5 metres to 2.4 metres, optimizing land use.
  • Building Height: Capped at 10.5 metres to ensure compatibility with the surrounding low-rise neighborhood.

The proposed density of 97 units per hectare is within the permitted 100 units per hectare for the zone. The development aligns with the City of London’s Official Plan, focusing on:
