BADEN –– Snyder’s Road (Baden) GP Inc., the developer behind the ambitious land development proposal, has revealed plans for a significant subdivision project in Baden’s west end, located at 1012 Snyder’s Road.
The proposed development, outlined in the draft plan of subdivision application 30T-21601, aims to transform approximately 20.73 hectares of land into a vibrant residential community, complete with essential amenities and green spaces.
The project, situated on the north side of Snyder’s Road within the Township of Wilmot, is poised to bring between 326 to 399 new dwelling units to the area.
The proposed units will consist of a mix of single detached and townhouse dwellings, catering to a diverse range of housing needs.
Additionally, the plan incorporates a future school block, as requested by the Waterloo Catholic District School Board, to ensure that the educational infrastructure aligns with residential development.
The development’s layout encompasses various low-rise residential blocks, future development blocks, a centrally located school block, a stormwater management area, and an integrated trail network.
The inclusion of a 6-metre-wide multi-use trail along the eastern and western boundaries of the property underscores the developer’s commitment to promoting active transportation and community connectivity.
According to the proposal, the residential blocks will span an area of 10.381 hectares, accommodating an estimated 245 to 296 units.
Furthermore, in the event the school block remains undeveloped, provisions have been made to repurpose the space for residential use, potentially adding 57 to 64 additional units to the community.
Additionally, the future development block would offer between 24-29 residential units.
The stormwater management area, occupying approximately 1.299 hectares, has been strategically positioned along the western property line.
In adherence to township regulations and planning guidelines, the
proposed development seeks rezoning from its current Agricultural (Z1)
designation to Residential (Z2c) and Institutional (Z12) designations, with
special provisions to accommodate the specific requirements of each
block.
Additionally, Residential Blocks 4, 6, 9, 10, 12-26, and Future Development Blocks 38 & 41, Stage 1 are proposed to be zoned Residential (Z2c) with special provision (Z2c-X), while the School Block (Block 1, Stage 2) is designated Institutional (Z12) with special provision (Z2c-Y).
The project aligns with the Township of Wilmot Official Plan, which designates the majority of the subject lands as a Designated Greenfield Area within the Urban Area Boundary.
It is noted that the majority of the subject lands are presently zoned Agriculture (Z1), necessitating rezoning to facilitate residential development.
Key features of the proposal include a walkway block to provide pedestrian access, future development blocks for potential expansion, and a 0.3-metre reserve for future planning considerations.
With its comprehensive approach to land development and community integration, Snyder’s Road (Baden) GP Inc.’s proposal is a significant step forward in meeting the growing housing needs of the region while fostering sustainable urban growth.
