LONDON — In a bid to address housing needs and contribute to the evolution of London’s Byron community, a proposal has been put forth by Strik Baldinelli Moniz, aiming to redevelop three single-family residential lots into a medium-density residential apartment complex.
The proposed development, situated at the intersection of Boler Road and Byron Baseline Road, seeks to introduce a 6-storey apartment building comprising 90 dwelling units, along with ample parking provisions.
The subject lands, encompassing three existing lots at #415, #417, and #421 Boler Road, are designated for consolidation to create a 0.44-hectare rectangular plot.
The initiative, if greenlit, will mark a departure from the current residential (R1-8) zoning to a residential (R8-4) designation, enabling the construction of the envisioned apartment building.
The conceptual site plan illustrates a well-thought-out design featuring a six-storey “L” shaped building oriented to the intersection of Boler Road and Byron Baseline Road.
The layout aims to mitigate height impacts on neighbouring properties while fostering a sense of enclosure and community integration.
Ground-floor residential units would enjoy direct street access, complemented by amenities such as a rooftop patio and a ground-floor common room strategically positioned for communal use.
In terms of parking, the proposed development allocates 113 spaces on-site, meeting the requirement of 1.25 spaces per unit.
Vehicular access is facilitated through two entry points, with 25 surface parking spots accessible from Boler Road and an additional 88 spaces provided underground, accessible from Byron Baseline Road.
In total, the development aims to accommodate 147 parking spaces, including 28 visitor spaces.
The project is aligned with the city’s vision for intensification within established neighbourhoods, catering to the demand for diverse housing options.
If approved, this venture promises to enrich the fabric of the Byron community, offering a blend of functionality, sustainability, and architectural finesse.
The proposed zoning changes from Residential (R1-8) to Residential (R8-4) Zone would facilitate the development of the 6-storey apartment building with 90 units.
The zoning changes also include special provisions to permit the proposed density, height, and setbacks, allowing for the creation of a vibrant residential community in the heart of Byron.
Notably, the front yard setback would be reduced to a minimum of 1.3 metres, while the exterior and interior yard depths would stand at 0.4 metres and 3.8 metres, respectively.
The proposed height of the building is 23 metres, surpassing the current maximum of 13 metres, with a density of 202 units per hectare, well above the existing 75 units per hectare.
The proposed development awaits further deliberation and public consultation before any conclusive decisions are made regarding its implementation.
