Kitchener Council approves housing development on New Dundee Road for 160 residential units

KITCHENER — Kitchener City Council has approved a major residential development by Klondike Homes Ltd., transforming four estate lots at 404-430 New Dundee Road into a modern housing complex. 

During the February 12, 2024, council meeting, the project received approval for constructing ten blocks of stacked townhouses, totalling 160 residential units. 

The units will be spread across a 2.5-hectare (6.5-acre) site with 147 meters of frontage along New Dundee Road. 

Each building will contain 16 units, with heights ranging from three to four stories, approximately 13.5 meters tall. 

The development includes 186 surface-level parking spaces, offering a ratio of 1.15 spaces per unit, including 18 visitor spaces, seven barrier-free spaces, and 35 spaces for future EV charging stations. 

Additionally, the site will have convenient access to local transportation with nearby bus and Light Rail Transit (LRT) stops. 

The project required amendments to zoning regulations and the city’s official plan. 

The official plan amendment has received approval for an increase in density and Floor Space Ratio. 

The site was previously designated as low-rise residential with a density of 30 units per hectare and a maximum Floor Space Ratio of 0.6. 

The new development has received approval for a density of 63.04 units per hectare and a Floor Space Ratio of 0.9. 

The zoning amendment will change the classification from Low Rise Residential One Zone (RES-1) to Low Rise Residential Five Zone (RES-5) with Site-Specific Provision (384) and Holding Provision (58H). 

Currently, the site houses three structures slated for demolition. The new design aims to maximize site use and address modern housing needs. 

Klondike Homes Ltd.’s redevelopment of 404-430 New Dundee Road signifies a significant shift in the area’s housing landscape, adding much-needed residential units to Kitchener. 

Balancing development and community preservation will continue to challenge local planners and policymakers as the city grows.
