The development, which requires both a Zoning By-law Amendment (ZBA24/024/K/ES) and an Official Plan Amendment (OPA24/012/K/ES), seeks to transform the currently vacant and unimproved 1.823-acre site into a vibrant residential and commercial hub.
The proposed project includes two residential towers of 25 and 30 storeys, connected by a 7-storey podium.
A total of 726 dwelling units will be developed, featuring a range of unit types, including one-bedroom, one-bedroom plus den, two-bedroom, and three-bedroom units.
In addition to the residential component, the development will also provide 1,242 square metres of office space and 650 square metres of retail space within the podium, contributing to the mixed-use nature of the project.
The proposal includes 501 parking spaces to accommodate residents and visitors, both surface-level and underground, as well as 404 bicycle parking spaces, supporting a transit-oriented development approach.
However, the parking provision results in a ratio of approximately 0.69 spaces per unit, which may raise compliance concerns depending on local parking requirements.
The site is currently zoned as Arterial Commercial (COM-3), but the developer is seeking an amendment to rezone the property to allow for a mixed-use designation.
Although the specific zoning proposal has yet to be confirmed, the amendment is in alignment with the broader trend along King Street East, where several properties are undergoing similar Official Plan amendments due to the planned extension of the ION LRT Phase 2 from Kitchener-Waterloo to Cambridge.
The property, with 237 feet of frontage on King Street East, is well-positioned for this type of redevelopment, especially considering the future LRT extension.
