LONDON — Foxwood Developments Inc. has submitted a proposal for a significant residential development on the lands at 1550 and 1602 Sunningdale Road West.
The proposal includes a mix of housing types aimed at increasing the medium-density residential options in the area.
The development plan comprises three-storey townhouse units, four-storey stacked back-to-back townhouse units, eight semi-detached dwellings, and six single-detached dwellings.
To facilitate this development, Foxwood Developments Inc. is seeking a zoning amendment to allow for the proposed housing mix and density. Currently, the land is zoned under multiple categories.
The Holding Residential R1 Special Provision (h-110*R1-10(8)) Zone permits single detached dwellings with specific setbacks of 2.3 metres for the south yard and 7.0 metres for the west yard and a maximum height of 12.0 metres (39.4 feet).
The Holding Residential R5 and R6 Zones permit medium-density cluster townhouse and stacked townhouse dwellings under R5-6, allowing for a maximum density of 50 units per hectare, and various forms of medium-density cluster housing under R6-5, with a maximum density of 35 units per hectare, both with a maximum height of 12.0 metres (39.4 feet).
Additionally, the Holding Residential R1 (h*h-100*R1-13) Zone permits single detached dwellings with a maximum height of 9.0 metres (29.5 feet).
Foxwood Developments is requesting a rezoning to the Holding Residential R5-6 and R6-5 Special Provision Zones to allow for smaller lot frontages, reduced front yard depths on local roads, a higher residential density of 64 units per hectare, and an increased building height of 14.0 metres (45.9 feet).
They are also seeking changes to the Holding Residential R1 and R3 Zones to permit single detached dwellings, triplex dwellings, and fourplex dwellings, with the R3-1 zone allowing a maximum height of 10.5 metres (34.4 feet) and triplexes and fourplexes a maximum height of 12.0 metres (39.4 feet).
The proposed development will include a mix of townhouses and stacked townhouses aimed at providing a variety of housing options.
Examples of the requested amendment seeks to increase the density from 50 units per hectare to 64 units per hectare and to increase the building height from 12.0 metres (39.4 feet) to 14.0 metres (45.9 feet).
Additionally, the proposal includes adjustments to setbacks and lot frontages to allow for smaller lot frontages and reduced front yard depths.
