Development proposal for Sunningdale Road East reduces the unit count in London

LONDON — Auburn Developments Inc., on behalf of Auburn Homes Inc., has submitted a revised development application to reduce the number of proposed residential units from 108 to 96. 

The adjustment is part of a broader zoning amendment application aimed at facilitating a diverse range of housing options. 

The proposed development, located within an area currently zoned Residential R1 (R1-14), Urban Reserve (UR3), and holding Urban Reserve (h-2.UR3), seeks to rezone the land to accommodate a variety of residential uses. 

These include 96 two-storey townhouses, as well as potential developments such as single detached dwellings, semi-detached dwellings, duplex dwellings, triplex dwellings, stacked townhouse dwellings, apartment buildings, fourplex dwellings, apartment buildings, and more. 

The requested zoning by-law amendment aims to transition the current zoning to a compound Residential R5 Special Provision, Residential R6 Special Provision, and Residential R7 Special Provision (R5-4( ), R6-5( ), R7*H22*D100) Zone. 

The change would permit various forms of cluster housing, including cluster townhouses and cluster-stacked townhouse dwellings, in addition to the residential types already listed. 

Special provisions within the proposed zoning changes include a reduced front yard setback to 4.5 metres for all zones and a height allowance of up to six storeys, with a density of 100 units per hectare, specifically within the proposed Residential R6 Special Provision (R6-5( )) Zone. 

Additionally, an Open Space OS5 Special Provision (OS5( )) Zone is proposed for a 30-metre buffer area within the development. 

The buffer is designed to separate the new residential area from the adjacent natural heritage lands, which are to be zoned as Open Space (OS5).
