Development proposal for semi-detached dwellings at 84 Chalmers Street North, Cambridge

CAMBRIDGE—In collaboration with Mark Longo and Samplac & Associates Limited, GSP Group has submitted a comprehensive proposal to redevelop 84 Chalmers Street North in Cambridge. 

The proposed development involves demolishing the existing single-detached dwelling and building two semi-detached dwelling units. 

The property in question spans 861.6 square metres and is situated in southern Cambridge along the west side of Chalmers Street North. 

The proposed development, currently designated as “Low/Medium Density Residential” in the City of Cambridge Official Plan, aligns with the area’s zoning provisions. 

However, a Zoning By-law Amendment is required to rezone the land from its current designation of R4 to RS1, facilitating the construction of the proposed semi-detached townhouses and associated zoning provisions. 

The proposed development will maintain existing access to Chalmers Street North, with adjustments including replacing one existing driveway with two driveways to enhance accessibility. 

Furthermore, the development will be serviced with municipal sanitary and water services, ensuring efficient infrastructure provision for future occupants. 

The proposed development complies with regional land use regulations, and the surrounding environment predominantly consists of low-density residential uses. 

The unit count stands at two, with details regarding bedroom count and amenity space to be provided in subsequent planning stages. 

Additionally, the proposal aims to allocate appropriate parking spaces to accommodate residents’ needs, with further details on parking ratios and provisions to be disclosed in forthcoming planning documents. 

The property is currently zoned as a Residential (R4) Zone in the City of Cambridge Zoning By-law and within the Built-Up Area. 

The proposed development, however, seeks a Zoning By-law Amendment to realign the zoning regulations with the intended land use. 

The proposed development at 84 Chalmers Street North represents a strategic step towards enhancing residential offerings in the Cambridge area, contributing to the ongoing urban development initiatives in the region.
