Development proposal for a new subdivision in New Hamburg requires approval

NEW HAMBURG — Wilmot Woods Developments Inc. has set forth plans for a significant residential development project in New Hamburg, within the Township of Wilmot, Regional of Waterloo. 

The proposed development, led by MHBC Planning, encompasses zoning by-law amendments and a plan of subdivision applications for a parcel of land described as Part of Lot 20, Concession South of Snyder’s Road. 

Situated south of Waterloo Street, the subject lands, currently utilized for agricultural purposes, span an area of 37.19 hectares (91.89 acres). 

The development endeavours to transform this space into a vibrant residential community while also integrating amenities such as a neighbourhood park, community trails, and stormwater management blocks. 

The plan envisions a diverse mix of residential units, with approximately 436-835 units proposed across 69 blocks. 

The units are segmented into 316-531 single/detached townhouses distributed across 40 blocks and 120-304 units of multiple residential townhomes/apartments spanning three blocks. 

The draft plan of subdivision outlines between 526 and 693 residential units across the 37.19-hectare site. 

Low-density residential units are projected to be between 354 and 413, while multiple residential units are projected to range between 172 and 280. 

Access to the subdivision would be facilitated via connections to Waterloo Street and the existing residential subdivision to the west from Ingold Street.

The project borders Waterloo Street to the north, the Canadian National Railway to the south, residential areas to the west, and agricultural uses to the east. 

However, it’s worth noting that the proposed access to the subdivision includes lands within the Ivan Gingerich Drain floodplain, prompting comments from the Grand River Conservation Authority (GRCA) regarding potential flooding hazards. 

The subject property, designated ‘Urban Residential’ in the Township’s Official Plan, is currently zoned Agricultural (A1). 

The proposed zoning amendments seek to permit the subdivision, transitioning from Agricultural (Z1) to Open Space (Z11), Residential (Z4A) with special provisions (Z4a-x), and Residential (Z2c-x) with special provisions.

Allocated parking spaces within the proposed zoning amendments dictate one space per dwelling unit, with an additional space for every four dwelling units reserved for visitors. 

For the (Z2c-X) zoning category, parking allocation for visitor parking extends to one space for the first four bedrooms per dwelling unit, with an extra space for every two additional bedrooms. 

With a maximum density capped at 100 units per hectare, the proposed development represents a significant expansion of residential options within the Township of Wilmot.
