Development proposal for a new subdivision in Baden, Township of Wilmot, would offer over 300 units

BADEN — Activa Holdings Inc., represented by MHBC Planning, has proposed a significant land development project in a bid to expand residential offerings in Baden, Township of Wilmot. 

The development is slated for an expansive 17.169-hectare (42.43-acre) site situated in the western region of Baden, Township of Wilmot. 

Legally described as Part of Lot 14 and 15 Concession North of Synders Road, the project aims to seamlessly integrate with the existing subdivision to the south, extending the urban fabric of the area. 

The proposed development project is characterized by its focus on residential units, with careful consideration given to maximizing space utilization and community amenities. 

The plan outlines the creation of 20 residential blocks, labelled as blocks 1 to 20, which will house between 181 to 192 single-detached and street townhouse units. 

Additionally, blocks 21 and 22 are designated for townhouses and multiple residential dwellings, accommodating an estimated 128 to 234 units. 

A notable aspect of the development plan is the allocation of space for essential community amenities and green spaces. 

Apart from residential blocks, the project includes a stormwater management facility, a 3-metre-wide trail, and a dedicated trail/drainage corridor block. 

The remainder of the blocks will feature playgrounds, open spaces, and recreational facilities, enhancing the overall livability of the neighbourhood. Blocks 27 to 32 are designated for a 0.3-metre reserve, adding to the project’s commitment to green spaces and community infrastructure. 

The subject lands, currently designated as “Township Designated Greenfield Area” in the Regional Official Plan and “Designated Greenfield Area” in the Township of Wilmot, require zoning amendments to facilitate the proposed development. 

Activa Holdings Inc. seeks changes in zoning designations for various blocks within the site. 

These include transitioning from ‘Agricultural’ (Z1) zoning to ‘Residential’ (Z2b and Z2c) and ‘Multiple Residential’ (Z4a) for specific blocks, alongside special provisions to address site-specific requirements. 

Upon completion, the subdivision is projected to comprise 32 blocks, accommodating a total of 309 to 426 residential units. 

The development aims to cater to the growing housing demand in the region while adhering to stringent design standards and regulatory guidelines. 

The proposal signals a significant step in the evolution of Baden, Township of Wilmot, promising a vibrant residential community complemented by ample green spaces and recreational amenities. 

The project is anticipated to have a transformative impact on the local landscape, fostering sustainable growth and enhancing the quality of life for residents.
