WATERLOO — Official Plan and zoning amendment applications have
been requested to allow the development of a 6-storey building with 55
residential units.
The subject lands are located at 309-311 Hawthorn Street, and the
developer is Qing Yuan Investments Ltd.
The development proposal offers 80 bedrooms for the entire building.
Each unit will range in size.
The units have been proposed to be eight bachelors, 21 one-bedroom
and one-bedroom plus den, 12 two-bedroom and two-bedroom plus den,
and four three-bedroom units.
The site area is 0.149 hectares, and the building would offer 215 square
metres of shared amenity space to all units in the form of a rooftop
amenity area and ground-floor private amenity space.
The developer has proposed 21 parking spaces, along with 38 bicycle
spaces. No amendments are required for parking, as it conforms with
the city’s requirements.
Also, the site is zoned ‘(Holding) Residential Northdale Six’ ((H)RN-6), is
low-density residential (Northdale), and is located in a ‘Built-Up Area.’
An Official Plan amendment is required to introduce a site-specific
policy permitting increased site density. The maximum density is 250
bedrooms per hectare in the Official Plan, and the developer requests
to increase it to permit 536 bedrooms per hectare.
Additionally, a zoning amendment application has been submitted to
request an increase in density of up to 536 bedrooms per hectare and
not to require a portion of the parking along Hawthorn to be located
behind the building floor area but rather permit the parking to be
hidden from the street using landscaping or architectural elements.
The University District/Northdale neighbourhood could see another
new development if the proposal is approved.
