LONDON — Developer 2847011 Ontario Inc., operating as a collaboration between Magnificent Homes and Royal Premier Homes, is pushing forward with plans to redevelop 6092 Pack Road in southwest London.
The proposal, backed by Siv-ik Planning & Design Inc., seeks to transform the 0.996-hectare site, currently housing a 20th-century farm dwelling, into a vibrant residential community.
The proposed development entails the creation of a Draft Plan of Vacant Land Condominium comprising 33 multiple attached townhouse dwelling units alongside one existing single-detached heritage building.
Additionally, the plan includes the establishment of a new private road and sidewalks, providing access from Pack Road. This access will be shared with a proposed adjacent Standard Condominium, which will feature six stacked townhouse units.
Shared common elements, including visitor parking facilities, are also part of the proposal. The site, situated within the Talbot Planning District, boasts a frontage of 60.9 meters.
Notably, the northern portion of the project site falls under the Low Density Residential designation, permitting a maximum height of four stories and a density capped at 30 units per hectare.
Meanwhile, the southern portion is designated as Medium Density Residential, allowing a maximum height of nine stories and a density ranging from 30 to 100 units per hectare.
Previously zoned as an Urban Reserve (UR3) Zone, the proposed development received approval for a zoning change to a Residential R6 Special Provision (R6-5(_)) Zone.
This change would facilitate the creation of 39 residential units, with a proposed density of 41 units per hectare and a Floor Area Ratio (FAR) of 0.64.
Parking provisions are outlined to include 2.2 spaces per unit, totalling 80 residential spaces, along with nine visitor spaces.
All required vehicular parking will be provided in surface form, integrated/attached garages, and individual driveways.
Key amendments to the zoning regulations have received approval at a council meeting, marking a significant milestone for the project.
The development team is now focused on securing approval for the vacant land condominium application, aiming to bring their vision of a modern residential community to fruition.
With these proposed developments, 6092 Pack Road is poised to transform, offering new housing options while aligning with the evolving needs of London’s residential landscape.
