KITCHENER — GSP Group Inc., acting on behalf of property owner Jason Dale, has submitted a proposal to the City of Kitchener to rezone 75 First Avenue.
The rezoning aims to facilitate the expansion of an existing duplex to accommodate a total of six residential units, including three additional units in a new rear extension and one additional unit in the basement of the existing structure.
The subject property, situated on the east side of First Avenue at the terminus of Eckert Street, is part of the Kingsdale/Vanier neighbourhood in east-central Kitchener.
The property spans approximately 810.8 square metres and houses a two-storey duplex with two existing dwelling units and an attached garage.
The proposed development includes a two-storey rear extension to the existing duplex, spanning 198 square metres in gross floor area.
The proposed addition will house three new units, with one located in the basement and two on the ground and upper floors.
The extension will be oriented east-west and feature a deliberate 0.9-metre gap from the existing structure to ensure structural integrity and performance.
A zoning amendment is proposed to rezone the site from RES-4 to RES-5 to permit the development.
The zoning application also seeks several site-specific exceptions to the current zoning by-laws, including adjustments to parking requirements, setbacks, floor space ratio, and patio area provisions.
Examples include but are not limited to:
● Permit five parking spaces for the site, whereas six spaces are required (1.0 space per unit).
● Permit an interior side yard setback reduction from 3.0 metres to 1.28 metres. ● Permit a Floor Space Ratio increased from 0.6 to 0.627 for the site.
● Permit zero visitor parking spaces for the site, whereas one space is required.
The existing garage will be removed to create space for a driveway leading to five perpendicular parking spaces at the rear of the property to meet parking requirements under the proposed RES-5 zoning.
Access to the units will be facilitated via paved pedestrian walkways, with landscaping and fencing planned to enhance aesthetic appeal and privacy.
The development will include designated amenity space in the rear yard as mandated by zoning by-laws.
The proposed development aligns with the low-rise residential character of the neighbourhood and is designed to integrate harmoniously with existing structures.
As part of the zoning amendment process, public consultations will be held to gather community feedback and address any concerns.
The City of Kitchener will review the application, considering factors such as traffic impact, neighbourhood compatibility, and adherence to municipal planning policies.
