LONDON — Sifton Properties Limited has proposed a substantial land development project at the intersection of Colonel Talbot Road and Pack Road, encompassing parcels at 3614, 3630 Colonel Talbot Road, and 6621 Pack Road.
The plan aims to introduce a multifaceted mix of residential and community spaces to the area, including twelve single-detached lots, five medium-density blocks, one future development block, one park block, one school/medium-density block, six road widening and reserve blocks, and the creation of three new streets.
To realize this vision, Sifton Properties Limited is seeking a zoning amendment from the current Urban Reserve (UR4) designation to a variety of zones, each designed to accommodate specific housing types and community needs.
The zones include Neighbourhood Facility (NF), Residential R1 (R1-4(_)), Residential R4 (R4-6(11)), Residential R5 (R5-7(_)), Residential R6 (R6-5(_)), Residential R7 (R7(_)), Residential R9 (R9-5(_)), and Open Space (OS1).
Within these zones, specific provisions have been proposed to regulate aspects such as lot frontage, setbacks, building heights, and open space requirements.
For example, the Residential R1 (R1-4) Zone, tailored for single-detached dwellings, allows for a lot frontage of 11 meters, an exterior side yard setback of 2.5 meters, and a lot coverage of 45%.
Meanwhile, the Residential R5 (R5-7(_)) Zone, designated for cluster and cluster-stacked townhouse dwellings, specifies parameters for yard depths, required parking, and maximum building heights of up to 6 storeys (20 meters).
The Residential R7 (R7(_)) Zone has provisions for building heights of up to 6 storeys (22 meters), yard depths, and open space requirements.
In contrast, the Residential R9 (R9-5(_)) Zone is designed for various multi-unit residential developments, such as apartment buildings, with provisions for additional uses, parking, and density.
