CAMBRIDGE — Council has passed an eight-to-one motion capping the height and reducing the number of towers for the proposed development at the former Preston Springs Hotel site.
The site is 102 Fountain Street and 199 Abraham Street, in Cambridge. The hotel was demolished in December 2020, and the site has remained vacant since.
The 1.15-hectare site is owned by Haaston Holdings, which has retained GSP Group Inc. to plan the development.
Official Plan and Zoning amendment applications were submitted requesting changes to rezone the entire site and re-designate a portion of it to permit residential and commercial use.
The applicant proposed three towers of 22, 24, and 26 storeys with a 5-storey podium for parking. Ground floor commercial space was also proposed, requesting 450 square metres.
The proposed density was 654 units per hectare, while only 287 units per hectare is permitted in the proposed RM1 zoning.
The motion passed permits a maximum of 15 storeys per tower and reduces the maximum number of towers to two.
New amendment applications will need to be submitted by the applicant to meet these requirements set by the Council for the site.
