LONDON — On November 7, 2023, the London Municipal Council approved the Site Plan Application by Cridon Investments Inc. for the development at 30 and 100 Villagewalk Boulevard.
The project includes three 9-storey apartment buildings, with one building at 30 Villagewalk Boulevard containing 256 units and two buildings at 100 Villagewalk Boulevard containing 202 and 213 units.
The proposed development is consistent with London’s Official Plan. The development complies with the Zoning By-law, which allows for a maximum height of 12 storeys and a density of 300 units per hectare.
Minor variances for increased lot coverage and reduced setbacks have already been approved.
The subject lands, currently zoned Holding Residential (R9) with special provisions, are located within the Upper Richmond Village subdivision in the Sunningdale planning district.
Together, these vacant properties cover 2.25 hectares. The site plan includes extensive parking arrangements, with underground parking provided for all three buildings.
The plan for 30 Villagewalk Boulevard includes 315 underground and 14 surface parking spaces, along with 229 indoor and 45 outdoor bicycle spaces.
The two buildings at 100 Villagewalk Boulevard include 440 underground and 28 surface parking spaces, in addition to 374 indoor and 63 outdoor bicycle spaces.
City planning staff have determined that the proposed development conforms to the area’s planning policies and the Multi-Family, High-Density Residential designation.
Aside from the approved minor variances, the project complies with all other zoning regulations.
However, a separate application will be necessary to remove the holding provisions, and final approval from the Upper Thames River Conservation Authority (UTRCA) is still required.
During the public meeting on October 23, 2023, no objections were raised regarding the Site Plan Application. Council noted that all public submissions, both oral and written, were considered in making their final decision.
