Council approves the development of a new subdivision in New Hamburg to bring up to 747 new homes to the area

NEW HAMBURG — The Township of Wilmot Council has approved a draft plan of subdivision for the ambitious Wilmot Woods development, a parcel of land described as Part of Lot 20, Concession South of Snyder’s Road. 

Located on the east side of New Hamburg, this project by MHBC Planning Ltd. will transform 37.19 hectares of currently agricultural land into a vibrant residential community, fostering significant growth in the area. 

The approved plan, dated May 6, 2024, outlines the construction of up to 747 residential units, a change in the original submission of approximately 436-835 units proposed across 69 blocks. 

The approved subdivision plan will now be divided into 36 residential blocks, with a mix of between 328 and 489 single-detached homes and townhomes and three blocks designated for between 194 and 254 stacked townhomes or apartments. 

To accommodate this large-scale development, the zoning of the land will transition from its current Agricultural (Zone 1) status to a combination of Residential (Zone 2b and Zone 2c), Residential with special provisions (Zone 4a and Zone 2c-x), and Open Space (Zone 11). 

The changes align with the township’s Official Plan, which designates the area as Urban Residential and Open Space. 

The specific zoning amendments address various aspects of the development. 

For single-family homes and street-fronting townhomes, the parking requirement will be met at two spaces per unit. 

However, for stacked townhomes and apartments, the parking ratio will be reduced from 1.5 to 1.2 spaces per unit. 

Similarly, cluster townhomes will see a reduction in parking spaces from 2 to 1.5 per unit. 

In the Zone 2c-x designation, visitor parking will be required at a rate of one space per four dwelling units, with an additional space for every two bedrooms beyond the initial four. No amendment was needed as this complies with the regulations. 

Additionally, the development will adhere to a maximum density of 100 units per hectare. 

The development plan includes the creation of a neighbourhood park block, four walkway and trail blocks, and four open-space blocks. 

These green spaces will provide residents with ample recreational areas and contribute to the overall aesthetic and environmental quality of the community. 

In terms of infrastructure, the plan incorporates three blocks dedicated to stormwater management and servicing needs, ensuring sustainable and effective handling of water runoff and utilities. 

The road network will be significantly expanded, with ten new streets to be developed in four stages. 

These new roads will connect to Waterloo Street and integrate with the existing residential subdivision to the west via Ingold Street. 

Additionally, the plan includes a road widening block and eight reserve blocks, each 0.3 meters wide, to accommodate future transportation needs and improvements. 

The Wilmot Woods development represents a significant step forward for New Hamburg and the broader Wilmot Township, promising to add up to 750 residential units and various amenities, thus expanding the community’s housing options and enhancing local infrastructure. 

The project is poised to commence in a phased approach, bringing new life and opportunities to the eastern side of New Hamburg, setting the stage for a dynamic and sustainable residential area in line with the township’s growth objectives.
