Council approves revised development proposal for Main Street East in Cambridge: fewer units and more parking

CAMBRIDGE — Council has approved a revised residential development led by 2687734 Ontario Inc. for 725 and 775 Main Street East. 

The project, approved on November 5, 2024, introduces significant modifications from the original proposal, adapting the development to align with community feedback and planning guidelines.

The approved developmen includes notable adjustments from the initial proposal, which aimed to balance urban density and community compatibility: Initially proposed as a 12-storey apartment building with a total of 254 units, the project now features a 10-storey apartment building with 185 units. 

The total unit count across the site has been reduced to 233, including 48 units in four three-storey stacked townhouse buildings, each with 12 units. 

The revised plan increases the total number of parking spaces from 276 to 294. 

The parking stalls have been narrowed from 2.9 metres to 2.75 metres to accommodate this increase, excluding accessible parking spaces. 

Unbundled parking will be offered, providing tenants with the option to reserve spaces separately from their lease.

At the council meeting, an Official Plan Amendment was approved, re-designating the site. 

Initially designated for Low/Medium Density Residential, the approved density now supports 150 units per hectare in line with the redesignation to High Density, specified in the Main and Dundas Secondary Plan. 

The site has been rezoned from ‘Residential’ – H(R4) to ‘Multiple Residential’ – (H)RM3, with special provisions tailored to the project’s density, setbacks, and parking needs. 

Certain aspects of the approved development required amendments to standard city requirements due to site conditions and the project’s high-density design: 

The approved zoning includes modified setbacks for both the apartment and townhouse buildings. The front yard setback was reduced to 3 metres from the standard 6 metres, aligning the building closer to Main Street to enhance streetscape continuity. 

Rear and side yard setbacks were adjusted to 1.8 metres and 9 metres, whereas 7.5 and 12 metres were required.

Additionally, the townhouses were approved with an interior side yard setback of 1.5 metres where 3.0 metres was required. 

The development incorporates 703 square metres of central outdoor amenity space, in addition to terraces or balconies. 

Also, private amenity and common amenity spaces have been reduced to 2 and 3 square metres per unit. In contrast, the standard amenity space requirements are 20 square metres per one-bedroom unit and 30 square metres per larger unit. 

The revised development’s affordable housing contribution of $1,000 per unit will be allocated to the City’s Affordable Housing Fund, aligning with Cambridge’s affordable housing goals. 

With this approval, the project is expected to proceed to the Site Plan application stage, where final design elements will be reviewed.
