LONDON — Pearl Investments Inc., represented by MHBC Planning, has received final approval from the City of London Council for zoning amendments to support residential infill development at 32 Chesterfield Avenue.
The Council approved the zoning by-law amendment on October 15, 2024, following a recommendation from the Director of Planning and Development in a report presented earlier this month.
The development site, located at the northeast corner of Chesterfield Avenue and Veronica Avenue, covers approximately 0.9 hectares in the Glen Cairn Planning District, a low-density residential area adjacent to Thompson Road Park and the Thames River.
Pearl Investments Inc. plans to create seven residential lots on the property, with three lots fronting Veronica Avenue and four along Chesterfield Avenue.
The existing vacant single-storey detached dwelling on the property will be retained on a new residential lot.
The northern portion of the site, designated Open Space (OS4), will be conveyed to the City as an addition to Thompson Road Park, enhancing the area’s recreational amenities.
Previously zoned as Residential R4 (R4-3) to permit street townhouses, the newly approved amendment rezones the residential portion of the property to a Residential R2 (R2-1) Zone and Residential R2 Special Provision (R2-1(_)) Zone, as well as an Open Space Special Provision (OS4(_)) Zone, to support single-detached dwellings.
Each of the six new lots will have a frontage of approximately 9.0 metres and an area of 340 square metres, consistent with R2-1 zoning standards.
Conceptual designs by Fryett Turner Architects indicate that the lots can accommodate two-storey single-detached homes, each with a single-car garage.
A ‘development setback’ has also been approved for Lot 7 to address environmental considerations.
The development aims to blend with the surrounding neighbourhood, maintaining the area’s character while expanding the local housing options.
Future residents will benefit from the proximity to Thompson Road Park and its recreational amenities.
