LONDON — City council has approved a significant residential development for the property at 1944 Bradley Avenue.
The ambitious project, managed by Weston Consulting on behalf of Bradley Elite Developments Inc., promises to transform the largely agricultural and wooded area into a vibrant new community.
The development site, located along Bradley Avenue east of Highbury Avenue South, encompasses approximately 72.11 hectares (104.06 acres) and features a frontage of 412.57 metres along Bradley Avenue.
The diverse land parcel currently includes a significant woodlot in the northern section and several existing structures, including a residential dwelling and barn in the southeast.
The approved project will see the construction of 47 single-detached dwellings and 134 street townhouses, as well as a future block designated for approximately 90 condominium townhouses.
The future condominium block will be subject to detailed design through a subsequent Site Plan Control application following the subdivision’s registration.
In addition to residential units, the development will include the construction of new local roads to ensure seamless integration with the surrounding neighbourhoods.
The development plan includes connecting to Jackson Road through Streets C’ and ‘D,’ which will align with the plans of the adjacent developer.
A temporary turning circle will be installed on the eastern edge of Neighbourhood Connector Street ‘B’ as part of the initial phase, facilitating future extension and connectivity to a potential subdivision to the east.
Currently zoned as Urban Reserve (UR4) and Environmental Review (ER), the development required a Zoning By-law Amendment to accommodate the proposed residential and open space uses.
The council approved the following rezoning changes:
● Residential R1 (R1-3) Zone: To accommodate the single-detached dwellings.
● Residential R4 Special Provision (R4-6(XX)) Zone: For the street townhouses, which will feature a minimum frontage of 6.7 metres per unit. This provision applies to Blocks 48-67 of the development.
● Residential R6 Special Provision (R6-5(XX)) Zone: Designated for the future townhouse condominium block, with a maximum density of 50 units per hectare. This applies to Block 68.
● Open Space 1 (OS1) and Open Space 5 (OS5) Zones: To ensure the preservation and integration of green spaces within the development.
● Urban Reserve 4 (UR4) Zone: This is for areas that have yet to be planned for development but are to be included in future phases.
Special provisions were put in place to address the specific requirements of the development:
● The townhouse units will adhere to a minimum frontage of 6.7 metres per unit under the R4-6(XX) zoning.
● The future townhouse block will comply with a maximum density of 50 units per hectare as specified in the R6-5(XX) zoning.
The project represents Phase 1 of a larger development vision. This initial phase will focus on the land within the urban boundary and north of the hydro corridor bisecting the property.
Future phases are anticipated to address the areas outside the current urban boundary to the south, which are intended for redevelopment.
