Council approves Eagle Street development plans for townhouse units

CAMBRIDGE — A proposal that had been in the works for two years to introduce twelve townhouse units to a property on Eagle Street North received the green light from the council at the end of March 2024. 

Originally, the developer sought amendments to the city’s official plan and zoning by-laws to incorporate 15 stacked townhouse units and 20 parking spaces onto the property at 932 Eagle Street North. 

However, due to the region’s plan to widen the road, the number of units was reduced to twelve for the 0.45-acre property. 

Presently, the property accommodates a single-detached house with a lot width of 30 metres and a depth of approximately 60 metres. 

The revised density for the property is now 65 units per hectare, compared to the previous allowance of 40 units per hectare. 

City staff recommended that the council approve the changes, stipulating a maximum building height of two and a half storeys and room for 15 surface parking spaces. 

The units will consist of a mix of one-bedroom and one-bedroom units with a den. 

BHR Properties, the developers of the land parcel located at 932 Eagle Street North in Cambridge’s Preston area, had submitted applications for Official Plan and Zoning By-law amendments with the city. 

GSP Group Inc. prepared a planning report and other necessary documentation for the amendments. 

The approved development envisions a two-and-a-half-storey stacked townhouse complex comprising twelve dwelling units. 

Situated on the north side of Eagle Street North, just west of Speedsville Road, the Subject Property spans approximately 0.18 hectares (0.45 acres).

The land slopes downwards towards the rear (northwest) corner, with a level terrain along the Eagle Street frontage and the eastern property line. 

The subject property falls within the “Built-up Area” and was designated as “Low / Medium Density residential” in the City of Cambridge Official Plan. 

The Official Plan Amendment received approval to re-designate the lands to High-Density residential. 

The Zoning By-law Amendment also received approval to rezone the subject lands from R5 (Residential) to RM3 (Multiple Residential) to accommodate the higher-density residential use. 

The approved specific provisions include an increase in density, reducing the permitted setbacks, reducing the required landscaping, and more. 

The approved development represents a significant change for 932 Eagle Street North, promising increased housing density in the area.
