WATERLOO — In a demonstration of continued support for educational institutions and student housing concerns within the City of Waterloo, the City Council has greenlighted the application for a new student residence at 155 University Avenue West.
The proposed twelve-storey student housing complex will accommodate 510 students and feature 125 bicycle parking spaces alongside the existing vehicle parking lot.
Additionally, plans include provisions for future expansion, with approval for an additional 106 vehicle parking spaces, bringing the total to 741.
The approval encompasses the Zoning By-law Amendment Z-23-10 for the University of Waterloo at 155 and 165 University Avenue West.
Notably, Council has decided to wait to pass the implementing by-law to lift the holding (H) provision for the development.
The decision hinges upon receiving written confirmation from the Region of Waterloo and CN Rail, ensuring compliance with noise and vibration requirements specified in the zoning by-law.
The proposed development entails specific site amendments requested by the Applicant for both 155 and 165 University Avenue West.
The amendments have received approval and are integral to the realization of the project.
The requested amendments for the 155 University Avenue West site include:
● A reduction in the required minimum Side Yard Setback of 5.0 metres, whereas 0.0 metres is being requested for the rail corridor to permit the proposed new overhead pedestrian bridge.
● A reduction in the required minimum Street Line Setback of 5.0 metres, whereas 0.0 metres is being requested for the existing pedestrian bridge over University Avenue West to connect the proposed new residence to the Main Campus.
● Permission to construct a building, specifically an overhead pedestrian bridge, within 15 metres of the rail corridor.
Similarly, the requested amendments for the 165 University Avenue West site include:
● A reduction in the required minimum Side Yard Setback of 5.0 metres, whereas 0.0 metres is being requested for the rail corridor to permit the proposed new overhead pedestrian bridge.
● Permission to construct a building, specifically an overhead pedestrian bridge, within 15 metres of the rail corridor.
These site-specific amendments facilitate connectivity between the new residence and existing infrastructure.
The amendments include adjustments to setback requirements to accommodate the construction of overhead pedestrian bridges, which are crucial for linking the new residence to nearby facilities such as the Main Campus and Claudette Millar Hall.
