WATERLOO — Copper Bay Homes Ltd. received approval on April 22, 2024, for its ambitious residential development project located at 6, 8, 10, 12, and 14 Dietz Avenue North.
The approved proposal entails the construction of a 12-storey apartment building, marking a significant addition to the city’s housing landscape.
The development, set to rise 40 meters above ground level, will house a total of 135 units, offering a diverse selection of one-, two-, and three-bedroom configurations.
Notably, 14 of these units are designated as affordable rental units, underscoring Copper Bay Homes Ltd.’s commitment to fostering inclusive communities in Waterloo.
In addition to residential accommodations, the development will feature ample amenity space totalling 1,934 square meters, catering to the recreational and social needs of its residents.
Parking facilities have been allocated to accommodate 109 vehicles and 82 bicycles, ensuring convenient accessibility for both residents and visitors.
The approval process involved amendments to both the City’s Official Plan and Zoning By-law, which have now been successfully navigated.

An increase in maximum density from 600 bedrooms per hectare to 900 bedrooms per hectare was granted to accommodate the project’s scale and objectives.
Additionally, reductions in parking ratios from 1.20 spaces per unit to 0.80 spaces per unit were approved, reflecting contemporary urban living trends and promoting alternative transportation options.
The adjustments were carefully considered to balance regulatory requirements with the project’s objectives, ensuring alignment with the city’s long-term vision for sustainable urban development.
Situated on the east side of Dietz Avenue North, the development site offers strategic proximity to transportation arteries and essential services.

The approval of Official Plan Amendment No. 48 and Zoning Change Application Z-23-08 signifies a significant milestone for Copper Bay Homes Ltd.
