CAMBRIDGE — In an effort to expand residential offerings in Cambridge, 2582427 Ontario Inc. and Melody International Investments Inc. have finalized a comprehensive development plan for 240 – 276 Limerick Road.
The approved plan includes a Draft Plan of Subdivision to create 105 dwelling units across eight blocks, along with 138 parking spaces for the entire site.
The development features a variety of housing types: four street-fronting townhouse units, 38 cluster townhouse units, and 63 stacked townhouse units.
A significant aspect of the plan is the extension of Duckworth Road, including a temporary cul-de-sac to support future connectivity.
Additionally, Block 8 is set to be conveyed to the City to allow for the further extension of Duckworth Road to Limerick Road.
Blocks 1 and 3 are designated for stacked townhouse dwellings, while Block 2 will feature municipal street-fronting townhouses.
Block 4 is designated to accommodate cluster townhouse dwellings, with each block designed to include centralized parking areas and individual driveways.
Common amenity areas are planned for Blocks 1, 3, and 4 in accordance with the City’s Zoning By-Law. A Zoning By-Law Amendment has been approved for the development.
The current zoning of R2, R3 (H), and R5 has been changed to an ‘RM4’ zone to support medium-density residential uses.
Specific exceptions for Blocks 1 – 4 include adjustments to front yards, common amenity areas, residential net density, rear yards, lot coverage, and parking ratios.
Notably, adjustments to parking ratios have been approved. While the Zoning By-Law requires 1.5 spaces per dwelling unit for Cluster Row Housing, the development provides 1.35 spaces per dwelling unit (52 spaces) for Block 4.
For Mixed Terrace housing, the required parking is 1.25 spaces per dwelling unit.
Blocks 1 and 3 provide 1.25 (34 spaces) and 1.44 spaces per unit (52 spaces), respectively. The City’s Official Plan designates the subject lands for Low/Medium Density Residential use.
As the project moves forward, additional steps, such as Site Plan Approval and Draft Plan of Condominium applications, will be required.
These steps are essential to ensure compliance with regulatory frameworks and facilitate the smooth implementation of the approved residential development.
