KITCHENER — At the committee of adjustments meeting for the City of Kitchener, a development has been approved for the Williamsburg neighbourhood for a 34-storey mixed-use building.
The subject lands are located at the Northeast corner of Fischer Hallman Road and Bleams Road.
Vive, a real estate development firm, is advancing the development, and Nimer, a land development company, owns the property and is the developer for the project.
Changes have been made to approve the application for this project, including the number of units, which was initially proposed to be 323 but received approval for 313 units.
Nimer received approval from the committee for a reduction from 1.0 parking spaces per dwelling unit to 0.91 parking spaces per dwelling unit.
This reduces the required number of spaces to 285 parking spots from 313.
A large number of bicycle spots, totalling up to 165 spots, has been approved as well, exceeding the requirement for the development.
Of the 165 bicycle spaces, 158 will be indoors, and the remaining seven will be outdoor spaces.
The main floor of the development is expected to have a commercial space of approximately 312 square metres.
This development also sits beside subject lands that have been approved for constructing 138 townhouses and potentially two apartment buildings with a different developer.
