Committee Approves Severance for a Development Project Beside an Existing Commercial Plaza

CAMBRIDGE — Camrich Holdings Ltd. received approval to sever a proposed 6-storey mixed-use building from the existing commercial plaza at 311 Dundas Street South at a committee of adjustments meeting on November 15, 2023. 

The development process for the 2.56-acre commercial property has been ongoing for years. 

The existing commercial plaza in Southeast Galt consists of an RBC Royal Bank, a Wendy’s, a Boston Pizza, and a Tim Horton’s. The buildings would remain on a separate lot from the development. 

The subject land for the proposed development is currently vacant and, after severance, has an approximate lot area of 7,185 square metres. The retained parcel will be reduced to 1.84 hectares (approximately 18,390 square metres). 

The 6-storey building would offer 2,152 square metres of ground floor commercial space with proposed underground and surface parking structures. 

No new driveway has been proposed for the 6-storey building; therefore, an easement is required to permit access from Maple Bush Drive to the retained parcel. 

The subject properties are currently zoned CS5C5, which permits commercial use. The Official Plan states that the area is designated a low-medium density residential and community node. 

The severance of the subject lands received approval for a minor variance to increase the total lot coverage from the permitted maximum of 30% to the requested 36%. 

The amendment will now permit o-street parking adjacent to the property lot, as it was previously required to be on the same lot. The parking facility must remain in the same zone as the property, as stated in the committee agenda from November 15, 2023. 

The surrounding neighbourhood comprises low-medium-rise residential, commercial, and institutional buildings.
