Cambridge council approves zoning amendment for 182-unit townhouse development at 655 Wesley Boulevard

● Cambridge City Council approved the rezoning of a 908.5-square-metre remnant parcel at 655 Wesley Boulevard from Low-Density Residential ((H)R4) to Multiple Residential RM4, allowing for its consolidation with Block 7 of the South Point subdivision to facilitate the development of 182 townhouse units. 

● The development will include townhouse dwellings, a common amenity area, and site-specific zoning provisions, permitting a maximum building height of three storeys for single detached dwellings and four storeys for townhouses. 


CAMBRIDGE — On October 8, 2024, Cambridge City Council approved a Zoning By-law Amendment for the remnant parcel of land located at 655 Wesley Boulevard, currently owned by the City but set to be conveyed to 2599745 Ontario Inc. 

The approval aligns with the developer’s plans to merge this land with Block 7 of the adjacent South Point subdivision, facilitating the development of a total of 182 residential townhouse units. 

Polocorp Inc., on behalf of the developer, requested the rezoning of the 908.5-square-metre parcel from Low-Density Residential ((H)R4) to Multiple Residential RM4, with site-specific provisions that mirror the zoning of the adjacent subdivision lands. 

The rezoning was necessary to allow for the development of cluster townhouse dwellings on Block 7, which would not have been permitted under the previous zoning. 

The South Point subdivision, which received draft approval in March 2020, is located south of the remnant parcel. 

It comprises a mix of residential blocks, including street-fronting and multi-development areas, open spaces, stormwater infrastructure, and parkland. 

The approved amendment will allow for the construction of townhouse dwellings and the use of the remnant land for a portion of townhouse building ‘D’ and a common amenity area. 

The amendment prevents a split-zoned parcel, enabling comprehensive development on Block 7. 

The site-specific provisions include allowances for a maximum building height of three storeys for single detached dwellings and four storeys for townhouse dwellings, consistent with the existing permissions on the adjacent lands.

The proposal also ensures that lot frontage on a private road is considered to have frontage on a public road, facilitating a future condominium application. 

The City of Cambridge’s Realty Services Division supports the conveyance of the land to the developer, as it was part of the conditions of the draft plan approval for the South Point subdivision. 

The approved amendment will enable the development of additional residential units within the South Point subdivision, contributing to the growth of a complete condominium community in Cambridge.
