Snyder’s Road Subdivision Project Approved in Baden

BADEN — On September 9, 2024, the Township of Wilmot Council narrowly approved the Snyder’s Road subdivision project proposed by Snyder’s Road (Baden) GP Inc.. The vote passed 3-2, with Councillors Wilkinson and Dunstall opposing the development.

The approved subdivision plan (30T-21601) will transform 20.73 hectares of land on the north side of Snyder’s Road into a mixed-use residential community featuring up to 463 new dwelling units, essential amenities, and green spaces.

Key Features

The project includes 50 residential blocks with 209-261 townhomes and single-detached units. Two multiple residential blocks will provide 110-166 cluster townhomes or apartment units. A centrally located school block was included at the request of the Waterloo Catholic District School Board. If unused for educational purposes, it may be repurposed for additional residential units.

Other key components include low-rise residential blocks, future development blocks, a stormwater management area spanning 1.299 hectares, and 6-metre-wide multi-use trails along the eastern and western boundaries to promote active transportation and connectivity.

Zoning and Land Use

The lands were rezoned from Agricultural (Z1) to Residential (Z2c) with special provisions for specific blocks and Institutional (Z12) for the school block. Special zoning provisions apply to Residential Blocks 4, 6, 9, 10, 12-26, and Future Development Blocks 38 and 41.

Additional Modifications

The road infrastructure includes widening Streets One and Two to 23 metres to serve as collector roads and adding a turning circle at their intersection. Street Five will be extended to improve park access and connectivity.

Trails and parks feature prominently, with a public park adjacent to the stormwater management area offering pedestrian connections to sidewalks and trails. Bettschen Lane will be replaced with a pedestrian walkway.

The school block will be relocated and resized to optimize its usability. Enhanced landscaping and tree planting will improve the site’s environmental value.

Impact on the Community

The development aligns with the Township of Wilmot Official Plan, designating the lands as part of the Designated Greenfield Area within the Urban Area Boundary. It supports the Township’s goals for residential growth, active transportation, and community connectivity.
