LONDON — Efforts for a dynamic residential infill initiative at 634 Commissioners Road West are set to invigorate the southwest corner of London, nestled within the Cranbrook neighbourhood.
With official approval secured from the council on April 23, 2024, the development, led by Royal Premier Homes, showcases an exciting fusion of preserving heritage elements and introducing contemporary housing solutions.
The site, spanning 0.445 hectares, will integrate cluster-stacked townhouses while maintaining a historically significant single-detached dwelling from the 1870s, acknowledged on the City’s Register of Cultural Heritage Resources.
The endeavour strikes a harmonious chord between honouring the area’s legacy and meeting the demands of modern housing.
Key features of the development encompass two 3.5-storey stacked townhouse structures, accommodating 28 new townhouse units, alongside a single-detached dwelling, totalling 29 units.
The structures will adhere to a maximum height of 12.0 metres (equivalent to 4 storeys) and a density of 65 units per hectare, in line with the Residential R5 Special Provision (R5-7(_)) Zone.
Specific provisions in the approved development include a minimum front yard setback of 5.0 metres, a minimum interior side yard setback of 3.0 metres, and a mandate for a minimum 3.0-metre-deep landscape strip along the south lot line, ensuring seamless integration into the existing urban landscape.
Parking arrangements have been meticulously planned, with designated surface parking for both residents and visitors, including four surface parking stalls for visitors and 29 residential parking spaces for the townhouse units.
The parking spaces have been approved at a parking ratio of 1.14 spaces per unit, exceeding the required parking.
The next step in the development process is the approval of the requested site plan.
At the council meeting on April 23, 2024, it was deemed required that a 1.8-metre tall privacy fencing be considered for the site, as well as retaining as many mature trees on the site as possible and providing long-term and short-term bicycle spaces.
This approved development signifies a progressive approach to addressing housing needs while honouring the area’s rich heritage.
