NEW HAMBURG — Wilmot Township has approved an application by Dixie Developments Inc. to construct a new 12-unit residential building at 164 Waterloo Street, New Hamburg.
The development will transform the currently vacant property, situated between Nith Terrace Seniors Apartments and the Petro-Canada gas station, into a modern three-storey apartment complex.
The approved development includes a mix of unit types and sizes. The basement floor will feature four two-bedroom units, each measuring 874 square feet.
The main floor will consist of four one-bedroom units at 812 square feet each, while the second floor will house four two-bedroom units, each with an area of 933 square feet.
In terms of parking, the development will provide 18 parking spaces, meeting the required ratio of 1.5 spaces per unit. The development includes provisions for parking both in front of and behind the building.
The maximum building height is set at 10.5 metres, and no changes were requested for an increase in height.
Site-specific regulations have been incorporated into the approval to accommodate the unique aspects of the project. The minimum left-side yard setback has been reduced from 2.0 metres to 1.8 metres.
Additionally, a provision has been made for required off-street parking to be situated in front of the building line.
A minimum rear yard setback of 30 metres from the railway right-of-way to the residential building has also been established following a noise and safety study accepted by the Region of Waterloo.
The property is designated as Urban Residential in the Township Official Plan and is currently zoned as Zone 3 (Residential) within the Township Zoning By-law.
The existing zoning allows for a residential building with up to four units. The new application extends this to 12 units, aligning with the Township’s goal of supporting residential intensification along mixed-use corridors like Waterloo Street.
The development also includes a holding zone designation, which means the property can only be developed once a Record of Site Condition has been completed and cleared by the Region of Waterloo.
The holding zone ensures that all environmental and safety conditions are met before construction begins.
The approval of this application marks a significant step towards enhancing residential options in New Hamburg, providing modern housing solutions while adhering to the necessary regulations and community standards.
