CAMBRIDGE — GSP Group, in collaboration with Mark Longo and Samplac & Associates Limited, has received approval for a detailed proposal to redevelop 84 Chalmers Street North in Cambridge.
The project plans to replace the existing single-detached home on an 870.68-square-metre lot with a frontage of 20.46 metres with two semi-detached dwelling units, including an additional residential unit (ARU) on the second floor of each semi-detached dwelling.
The development provided 1.0 space per dwelling unit, which meets the required parking ratio of 1.0 space per unit.
The property is located in southern Cambridge on the west side of Chalmers Street North, surrounded by single and semi-detached homes, with the neighbouring property at 78 Chalmers Street North identified as Heritage Listed.
This approved development aligns with the “Low/Medium Density Residential” designation in the City of Cambridge Official Plan and meets the area’s zoning provisions.
The property is currently zoned Residential (R4) under the City of Cambridge Zoning By-law and is situated within the Built-Up Area. A Zoning By-law Amendment has been approved to change the property’s zoning from R4 to RS1 s.4.1.476, allowing for the construction of the semi-detached townhouses and accommodating the related zoning requirements.
The development will maintain existing access to Chalmers Street North, with modifications including the replacement of one driveway with two to improve accessibility.
The development complies with regional land use regulations and is consistent with the predominantly low-density residential environment in the area.
