LONDON — Plans for a transformative mixed-use development at 6555 & 6595 Royal Magnolia Avenue, overseen by Strik, Baldinelli, and Moniz, Ltd. and commissioned by W3 Lambeth Farms Inc., have received approval.
The currently vacant site will soon host two six-storey buildings comprising residential and commercial spaces.
The development, supported by an Official Plan and a recently approved Zoning By-law Amendment, will introduce 176 residential units and 200 square metres of commercial space to the area.
Situated within the Neighbourhoods Place Types and the Southwest Area Plan (Lambeth Area), the rectangular plot will be revitalized with Tower A and Tower B.
Each tower will feature 88 one- and two-bedroom apartments, covering an area of 11,060 square metres (1.1 hectares).
The ground floors of both buildings will include commercial and retail spaces totalling 100 square metres, accessible from both Royal Magnolia Avenue and within the buildings.
Residential access will be provided via entrances on Heathwoods Avenue and Royal Magnolia Avenue, with additional at-grade entrances for ground-floor units.
The development includes 274 vehicle parking spaces, with 224 in an underground garage and 50 surface spaces at the back of the site. Eight spaces will be barrier-free, split between above-ground and underground locations.
Additionally, 229 bicycle parking spaces will be available for both residents and commercial tenants. Both parking and bicycle space provisions meet the city’s requirements for the site.
The project will feature communal amenities and green spaces, including outdoor courtyards and landscaped areas, to enhance the recreational experiences of residents.
The Subject Lands, previously zoned R8-4(51)/CC6(12)/NF1(17), has been rezoned to a Residential R9-7(XXX) Zone to accommodate the development, with special provisions in place.
These special provisions allow for a Gross Floor Area of 200 square metres for non-residential commercial space, a maximum building height of six storeys (up from the previous four), and a density of 162 units per hectare (compared to the previously permitted 75 units per hectare).
An approved Official Plan Amendment also permits buildings to reach a maximum height of six storeys, aligning with the development’s vision and exceeding the previous four-storey height restriction.
This project aligns with the London Plan’s vision and aims to enrich the Lambeth Area by providing much-needed housing and commercial opportunities.
The Site Plan Approval Authority is requested to consider the following design issues through the site plan process:
● Provide distinction between ground floor commercial and residential uses;
● Consider reducing the front yard depth (Royal Magnolia Avenue) to 6.0 metres to continue the established street wall;
● Consider incorporating the ramp to the underground parking garage into the design of the building and reducing the amount of at-grade surface parking provided in favour of a more landscaped amenity area; and,
● Provide enhanced tree planting.
