LONDON — York Developments and 731675 Ontario Limited’s ambitious project at 3010-3050 Yorkville Street in London has secured approval for zoning by-law amendments.
The proposal seeks to facilitate the construction of a 12-storey mixed-use apartment building, heralding a promising development for the area.
The high-rise tower, spanning 12 storeys, is slated to comprise 120 residential units alongside 162.5 square metres of commercial space, catering to a diverse array of needs.
Occupying approximately 1.1 hectares of land at the southeast corner of the Southdale Road West and Yorkville Street junction, the development site presently consists of vacant land devoid of significant natural features.
The residential units promise comfortable and modern living spaces featuring a mix of one- and two-bedroom configurations.
The ground floor is designated for retail outlets, versatile lounges, administrative facilities, and additional residential units, ensuring a dynamic and inclusive environment.
The architectural design prioritizes seamless pedestrian access to commercial areas, fostering engagement and vitality within the neighbourhood.
Noteworthy is the existing 17-storey tower on the southern portion of the site, already equipped with underground and surface parking facilities to accommodate all planned developments.
The proposed building design integrates a four-storey podium element and balconies to enhance visual appeal.
Furthermore, the basement level of the 12-storey tower will seamlessly connect with the existing underground parking garage, prioritizing convenience and efficiency.
In terms of amenities, the basement component will feature dedicated bicycle storage areas offering 181 bicycle spaces, catering to the needs of residents preferring alternative modes of transportation.
Surface parking north of the existing tower will be provided for visitors and employees and will be accessible via Yorkville Street.
Specifically, a zone change to the ‘Residential R9 Special Provision/Convenience Commercial Special Provision (R9-7(_)/CC4(5)*D310*H68)’ zone and a Holding Residential R9 Special Provision/Convenience Commercial Special Provision/Restricted Office Special Provision Bonus (h-_*R9-7(**)/CC4(5)/RO2(32)*B-57*H45) zone have been approved to accommodate project specifications.
The approved Zoning amendment includes special provisions to enable additional uses and adjustments to parameters such as setbacks, building height, density, and gross floor area.
The approved site-specific regulations aim to implement the proposal effectively, permitting a residential density of 310 units per hectare, which is 95 units over the previously permitted density, and a 6.5-metre front yard depth from Southdale Road West.
Furthermore, a previously approved minor variance will provide the development with a minimum vehicular parking requirement of 363 off-street spaces and reduced bicycle parking requirements to 271 spaces.
These proposed special provisions are designed to facilitate the successful realization of the development while ensuring compliance with essential regulatory standards.
The envisioned project is geared towards meeting the pressing demands for housing while enriching the commercial landscape of the locality.
