KITCHENER — The Romanian Orthodox Parish has advanced plans for a new residential development on a portion of the lands located at 2150 Bleams Road in Kitchener.
The development site, which spans an area currently designated as Institutional in the City’s Official Plan, has recently been rezoned to facilitate residential use.
The site, identified as a Community Area in the Urban Structure of Kitchener’s Official Plan, has been rezoned from ‘INS-1’ (Institutional) to ‘RES-5’ (Low-Rise Residential).
The change supports the Parish’s vision of transforming the frontage along Gravel Ridge Trail into a residential community.
The Parish acquired this frontage during the development of the Eby Estates subdivision, with the goal of eventually developing residential properties.
The development includes plans for 6 to 8 residential dwellings, which may consist of single-family homes, semi-detached houses, or street townhouses.
The low-rise structures align with the new ‘RES-5’ zoning classification, promoting a residential character that complements the surrounding neighbourhood.
The Parish’s fundraising efforts have brought them to this pivotal point, enabling the advancement of their vision for residential development.
This future development site was approved on December 4, 2023. Future applications will refine the proposed built forms, ensuring compliance with all site-specific regulations and community standards.
This development marks a significant step in the Parish’s mission to provide quality residential options within Kitchener, contributing to the city’s growth and the vibrancy of the Gravel Ridge Trail community.
