KITCHENER — An innovative mixed-use tower development by Falco Group has been approved and is set to transform Victoria Street in Kitchener.
The visionary project features three striking towers, ranging from 18 to 40 storeys, situated atop a shared 4-6 storey podium at 236-264 Victoria Street North.
The development will be complemented by approximately 1,113.5 square metres of vibrant commercial/retail space at grade along the Victoria Street façade, enriching the urban landscape and comprising 1,076 residential units.
Spanning an estimated gross floor area of 124,080 square metres, with a Floor Space Ratio (FSR) of 10.5, the project promises a harmonious blend of materials, including brick and glass, distinguishing the podium from the towers.
Residents will enjoy a private outdoor rooftop amenity space atop the western 4-storey podium, fostering community engagement.
Additionally, a public plaza adorned with a captivating coloured-glass feature will offer a serene retreat for residents and pedestrians alike.
The development prioritizes active transportation, with provisions for 1,566 indoor secure bicycle parking spaces and eight outdoor bicycle parking spaces for short-term use.
Parking infrastructure, including one level of underground parking and six levels of structured parking within the podiums, has been strategically designed to meet the needs of residents and visitors, with access points on Victoria Street and St. Leger Street.
An Official Plan Amendment has been approved to permit a maximum Floor Space Ratio of 10.5 and a maximum building height of 40 storeys.
Concurrently, the applicant received approval for a Zoning By-law Amendment to delete Site Specific Provision 126, amend Section 8.3 to permit a Floor Space Ratio (FSR) of 10.5, and seek permission for a maximum building height of 124.5 metres.
With 32 affordable housing units now integrated into the development, this transformative proposal represents a significant stride toward sustainable urban growth in the region.
