Approved development for 26 new residential units at 448 New Dundee Road in Kitchener

KITCHENER – Hayre Properties Inc. is proposing a redevelopment of a residential lot at 448 New Dundee Road in the Doon South neighbourhood of Kitchener. 

The development aims to transform the 1.31-hectare site into a modern residential area featuring 26 single-detached dwellings. 

The approved project involved a Zoning By-law Amendment to rezone the site from a Residential One (R-1) Zone to a Residential Six (R-6) Zone, facilitating the construction of the new dwellings. 

The development proposal, including the Zoning By-law Amendment, received approval at a Council meeting on February 12, 2024.

The development will comprise two-storey single-detached homes, each with an approximate ground floor area of 118 square metres. 

The units will feature double-car garages and driveways, contributing to a total of 64 parking spaces. 

21 surface parking spaces, including two barrier-free spots, will be provided for visitors. 

Situated in southwest Kitchener, just west of Ontario Highway 401, the site boasts a public frontage of 60 metres on New Dundee Road and a depth of 200 metres. 

The new homes will be arranged linearly along an internal private driveway, with individual garages at the frontage and a setback of 4.5 metres from the property line. 

A secondary emergency fire route will also connect to Ridgemount Street, enhancing safety and accessibility. 

The approved development on New Dundee Road will contribute to the City’s growth and development goals.
