NEW HAMBURG — A significant milestone has been reached in the transformation of 66 Hincks Street, New Hamburg, as the proposed rezoning initiative by 66 Hincks GP Inc. received approval from the Council on March 13, 2023.
The subject property, which was formerly utilized for mixed-use industrial/commercial purposes, underwent a transition in 2003 following the cessation of operations by Magnussen Furniture.
Initially an active industrial site with transport truck traffic and a warehouse, the property evolved into lighter warehousing uses, office space, and personal service-related commercial activities.
Despite retaining its industrial zoning, the property’s function shifted over the years, culminating in the recent approval for residential redevelopment.
The approved project entails the rezoning of the property from its former designation of ‘Light Industrial’ to ‘Urban Residential.’
Additionally, rezoning the site has been granted, paving the way for the construction of up to 62 townhouse units.
The approved development includes the following site-specific regulations:
● Reduction of the minimum front yard setback for buildings from 7.6 meters to 6.0 meters for the garage portion and 1.87 meters for a covered porch or habitable portion.
● Decrease in the rear yard setback for buildings from 7.5 meters to 6.0 meters for the garage portion and 4.75 meters for a covered porch or habitable portion.
Furthermore, a holding zone has been introduced pending an acknowledgment letter regarding the completion of a Record of Site Condition.
With a minimum requirement of 142 parking spaces based on the proposed number and type of residential units, the proposal provides 149 parking spaces, ensuring ample parking for occupants and visitors alike.
The parking provision within the development exceeds minimum requirements, with up to 2.5 spaces allocated per unit.
Addressing concerns about proximity to neighbouring properties, the approved plan ensures that the proposed townhomes will be situated further from the property line compared to the existing industrial building.
The approval from the Council signifies a collective endorsement of the project’s vision and its potential to revitalize the Hincks Street area.
