Approval granted for 58 stacked townhouse units in Kitchener

KITCHENER — Jackman Construction and Windom KW Inc.’s proposal for a stacked townhouse development at 32-42 Windom Road has received approval, marking a significant milestone in Kitchener’s urban revitalization efforts. 

The Kitchener City Council approved this application on February 26, 2024. 

The development, comprising 58 units ranging from one to four bedrooms, has been meticulously designed to align with the city’s urban design principles. 

It features two rows of townhouses oriented parallel to the lot lines, with six modules facing the street to foster community interaction. 

Access to the development will be provided via a consolidated driveway off Windom Road, leading to a surface parking area with 47 stalls, including provisions for electric vehicles and barrier-free parking. 

At 32 Windom Road, zoning has been changed from RES-4 to RES-5, allowing for an increase in maximum Floor Space Ratio (FSR) from 0.6 to 1.4, an increase in maximum building height from 11.0 metres to 15.1 metres, and a reduction in minimum side yard from 3.0 metres to 2.5 metres. 

Additionally, required parking has been reduced from 1.15 spaces per unit to 0.81 spaces per unit. The parking reduction will now permit 20 fewer spaces for the development. 

Similarly, at 42 Windom Road, zoning has been amended from RES-4 to RES-5, with identical provisions as those at 32 Windom Road, including reduced setbacks, an increase in the maximum permitted Floor Space Ratio, and increased height permissions. 

The development’s strategic location within the Centreville Chicopee area provides convenient access to amenities and public transit, with bus stops for three Grand River Transit routes within a ten-minute walk. 

The development has been approved with a focus on modern housing needs and urban design integrity, promising to enrich Kitchener’s urban landscape while offering a contemporary living experience.
