BRANTFORD — Elite M.D. Developments, in collaboration with Weston Consulting, has submitted a proposal for the construction of a four-storey, eight-unit apartment complex at 575 Conklin Road.
The development, referred to as Phase 2, aims to complement the existing Phase 1 project previously approved by the city.
The Phase 2 plan entails the construction of a four-storey apartment building comprising eight fully-contained units.
Each unit will have independent access, while common elements such as driveways and amenity spaces will be shared with Phase 1.
The proposed development boasts a Gross Floor Area (GFA) of 1,349.77 square metres, ensuring a spacious and comfortable living environment for residents.
Situated on a site measuring approximately 0.99 hectares, with a significant frontage of approximately 131.03 metres along Conklin Road, the project adheres to the ‘Residential’ designation of the area.
Zoned as ‘Residential High Density Zone’ (RHD) under the city’s Zoning by-law, the development seeks to contribute to the growing demand for high-density residential spaces.
Phase 1 of the development, previously approved in February 2022, comprises a 10-storey mixed-use building featuring 198 residential units and 238 square metres of commercial space.
Notably, Phase 2 will retain the parking, amenity space, and vehicular access configurations approved in the initial plan.
A total of 320 vehicle parking spaces and 73 residential bicycle parking spaces are proposed for both phases combined.
However, to proceed with Phase 2, Elite M.D. Developments have applied for three minor variances from the city.
The variances primarily concern lot area size and coverage, as well as rear yard dimensions. Specifically, the developer seeks to reduce the minimum lot area per unit from 50.0 square metres to 48 square metres and increase the lot coverage from the permitted 35% to 39%.
Additionally, a variance is requested to decrease the rear yard size from the required 13.5 metres to 11.5 metres.
The proposal has now been brought before the Ontario Land Tribunal, with a hearing scheduled for March 25.
The tribunal will carefully assess the merits of the project, considering its compliance with site-specific regulations, zoning requirements, and potential impacts on the surrounding area.
