LONDON – Ideal Capital, represented by MHBC Planning, has proposed a significant residential redevelopment project on the subject lands located at 2-4 Audrey Avenue & 186-188 Huron Street.
The project aims to consolidate four rectangular-shaped parcels into a single parcel to facilitate the construction of two blocks of back-to-back townhouses.
The proposed development includes fourteen dwelling units distributed across two 3-storey back-to-back townhouse blocks.
The northerly block will consist of six units, while the southerly block will contain eight units.
Additionally, a 1-storey accessory building will be constructed to provide a common indoor amenity area with a total area of 49.9 square metres.
The development will result in a residential density of 82 units per hectare. Each residential unit will have a footprint ranging from approximately 42.7 to 44.2 square metres and will feature five bedrooms.
The site will also include fourteen parking spaces, including one Type A accessible parking space.
Three parking spaces will be maintained on the northeasterly portion of the subject lands, with access from the existing adjacent laneway.
Twelve parking spaces will be located between the two townhouse blocks, and a new driveway will provide access from Audrey Street to the central parking area.
Two short-term bicycle parking spaces will be provided to the west of the central parking area. Pedestrian connections will link the public sidewalk to an internal sidewalk leading to the dwelling units, accessory building, and bicycle and parking areas.
The development site is strategically located within walking distance of key transit routes and educational institutions.
London Transit Commission bus routes #6, #13, and #102 are accessible via Richmond Street, approximately 155 metres to the east.
Additionally, the main campuses of Western University and King’s University College are within walking distance.
The proposed townhouses will have a height of 10.3 metres, conforming to the maximum height permission of 12.0 metres.
The design elements of the additions will match the existing single-detached dwellings on 4 Audrey Avenue and 186-188 Huron Street.
The current zoning for the subject lands is “Residential 1 (R1-5(3)) Zone,” which permits only single-detached dwellings.
To proceed with the proposed redevelopment, Ideal Capital has requested a Zoning By-law Amendment to rezone the lands to a site-specific “Residential 6 (R6-5(_)) Zone,” permitting cluster townhouses with specific provisions.
These provisions include a proposed minimum front and exterior yard setback of 4.5 metres, whereas the minimum required is 6.0 metres and a minimum interior side yard setback of 1.4 metres, whereas the minimum required is 6.0 metres.
Additionally, further site-specific provisions include a proposed maximum density of 82 units per hectare, whereas the maximum permitted is 35 units per hectare, and the provision of five bedrooms per dwelling unit, whereas the maximum permitted is three bedrooms per dwelling unit.
