LONDON — Royal Premier Homes, a prominent developer, has submitted a comprehensive proposal for the redevelopment of a triangular parcel located at 735 Southdale Road West, approximately 950 meters east of the intersection of Southdale Road West and Colonel Talbot Road in the City of London.
The proposal aims to transform the under-utilized land into a vibrant residential community, offering modern living spaces and ample amenities.
The centrepiece of the project is a residential block featuring four apartment buildings.
These buildings will range in height from six to twelve storeys and collectively house 878 units.
A designated area for open space will be included in the development, providing residents with access to outdoor recreational activities and greenery.
A section of the land will be allocated for road widening, enhancing accessibility and traffic flow.
A new street will facilitate connectivity within the development and the surrounding neighbourhood.
To support the proposed density of 231 units per hectare, the developer plans to upgrade 460 meters of assumed sanitary sewers on Crown Grant Road.
Additionally, a zoning by-law amendment has been requested to change the zoning from a Holding Residential R5, R6, and R8 Zone to a Residential R5, R6, and R8 Special Provision Zone.
Special provisions have also been requested to permit the development.
The requested special provisions for the zoning amendments include permitting a density of 231 units per hectare, exceeding the standard density limit of 75 units per hectare.
Additionally, the proposal seeks to reduce setbacks in the front yard, interior side yard, and rear yard to accommodate the development’s layout efficiently.
Furthermore, the special provisions allow a maximum building height of twelve (12) storeys, surpassing the typical height restrictions.
These provisions are crucial for optimizing land use and creating a vibrant, high-density residential community that meets the city’s evolving needs while maintaining architectural coherence and functionality.
The amendment will permit various types of dwellings, including cluster townhouses, single-detached homes, and apartment buildings, with special provisions allowing for increased density and reduced setbacks.
The subject lands, spanning approximately 3.8 hectares (9.4 acres), currently house a single-storey detached dwelling, an accessory barn structure, and landscape areas.
The proposed redevelopment aims to capitalize on the land’s mixed-density context, proximity to commercial and recreational facilities, and available municipal infrastructure.
An underground parking structure, a three-storey parking structure, landscaped open spaces, and recreational trails will be provided for the development.
Two full-turn driveways from Southdale Road West will facilitate vehicular access to the site, and the development will provide 929 parking spaces.
The proposal aligns with the city’s goals of intensification and urban renewal, offering a sustainable solution for meeting housing demand while enhancing the neighbourhood’s livability
