A residential development approved for Pinnacle Drive: 21 residential units

KITCHENER — The City has approved a significant residential development at 86 Pinnacle Drive, marking a substantial transformation of the site currently occupied by a single detached home, detached garage, and various temporary structures. 

A & F Greenfield Homes Ltd. and Rosu Developments Inc. are set to develop a diverse mix of housing types, including duplexes, semi-detached duplexes, and stacked townhouse dwellings. 

The development was approved on February 12, 2024, at a Council meeting.

The approved development will feature a total of 21 residential units. The development includes a duplex, a semi-detached duplex, and stacked townhouse dwellings, all designed to provide a range of housing options. 

The building heights will be two storeys, including basement units. The development will also include private amenity areas and a central parking area, a change from the initial rear yard parking proposal. 

The project will consist of 21 residential units, though the number of bedrooms has yet to be specified. 

The development will include 21 parking spaces, maintaining a 1:1 parking ratio. 

There will be four driveways permitted, each limited to 3 metres in width, except for the main drive aisle. 

The site, previously zoned as RES-4 for single detached residential dwellings, has been rezoned to RES-5 to allow for multiple dwellings, including back-to-back stacked townhouses. 

The approved changes include maintaining the floor space ratio (FSR) without increase. 

Additionally, four driveways will be permitted, each with a width of 3 metres, except for the main drive aisle. 

Multiple dwelling standards will be applied to all buildings on the lot for by-law purposes. 

The approved site plan differs significantly from previous concepts. Initially, a two-storey building geared towards older adults with 16 units was proposed, along with 23 parking spaces. 

The final approved plan features 21 units and a central parking area, maintaining a parking provision of one space per unit, a reduction from the earlier proposed 1.375 spaces per unit. 

A & F Greenfield Homes Ltd. and Rosu Developments Inc. are poised to enhance the residential landscape of Pinnacle Drive by introducing a variety of housing options while adhering to modern development standards. 

The project’s evolution reflects a commitment to integrating community feedback and optimizing land use to meet urban planning goals. 

The approved development at 86 Pinnacle Drive represents a significant shift from its current state to a more diverse and densely populated residential area.
