A proposed three-tower mixed-use development at 808 Courtland Avenue in Kitchener requires zoning and official plan amendments

KITCHENER — The City of Kitchener is currently reviewing applications for Official Plan and Zoning By-law Amendments submitted by Zehr Group on behalf of 808 Courtland GP Inc. for a mixed-use development at 808 Courtland Avenue. 

The proposal includes three high-rise residential towers, standing at 22, 27, and 30 storeys, on a shared podium. 

The development will feature 977 dwelling units and 532.1 square metres of commercial space within the podium.

The proposed amendments would allow for a Floor Space Ratio (FSR) of 7.0 and a maximum building height of 102.6 metres for the tallest tower. 

Various amenities and common areas are incorporated throughout the project, aimed at enhancing the quality of life for future residents. 

Parking provisions include 509 spaces, mostly in a parking structure with some surface parking, along with 733 bicycle parking spaces. 

However, the parking ratio is lower than typical city requirements for developments of this size, potentially leading to concerns about parking sufficiency. 

The development benefits from its location within a Major Transit Station Area (MTSA), with convenient access to buses and future LRT stops, aligning with the city’s transit-oriented development goals. 

More details on the proposed amendments and additional aspects of the development are expected to be released as the project progresses through the planning stages. 

The city will continue to evaluate the proposal to ensure it meets planning and development standards.
