GUELPH — The owner of the property at 10 Orchard Crescent, 10 Orchard Cres Inc., has proposed a development to sever the existing land into three new residential lots, with an additional retained lot.
The land currently contains a dwelling that is slated for demolition, with plans to construct new semi-detached dwellings on each of the newly created lots.
The property is situated in a Low Density Residential 1 (RL.1) Zone under Zoning By-law (2023)-20790, as amended. In alignment with this zoning, the owner has submitted several minor variance applications to facilitate the proposed development.
The specific details of the severance are as follows:
● Severed Parcel 1: The proposed lot will have a frontage of 7.6 metres along Orchard Crescent, a depth of 45.7 metres, and a total area of 347 square metres.
● Severed Parcel 2: This lot will have a frontage of 7.6 metres along Orchard Crescent, a depth of 45.7 metres, and a total area of 349 square metres.
● Severed Parcel 3: The third severed lot will also have a frontage of 7.6 metres along Orchard Crescent, a depth of 45.7 metres, and an area of 349 square metres.
● Retained Parcel: The remaining lot will have a frontage of 7.6 metres along Orchard Street, with the same depth of 45.7 metres and an area of 349 square metres.
The proposed severance and the subsequent construction of semi-detached dwellings must comply with the existing RL.1 zoning requirements.
The owner is seeking approval through minor variances to ensure the development aligns with these zoning regulations, including specific setbacks, lot sizes, and frontage requirements.
The approval process will determine if the proposed variances are acceptable within the context of the surrounding neighbourhood and the broader planning framework.
The development represents a shift toward increased density within the RL.1 Zone.
