A proposed housing development on New Dundee Road would add over 100 new townhouses

KITCHENER — A proposed residential development by Klondike Homes Ltd. aims to transform four estate lots at 404-430 New Dundee Road into a modern housing complex. 

The project is set to be reviewed by the Kitchener City Council on February 12, 2024. 

The proposal outlines the construction of 10 blocks of stacked townhouses, totalling 160 residential units. 

The units would be distributed across a 2.5-hectare (6.5-acre) site with 147 metres of frontage along New Dundee Road. 

Each of the ten buildings will contain 16 units, with structures planned to range from three to four storeys in height, reaching approximately 13.5 metres. 

The development plan includes 186 surface-level parking spaces, resulting in a parking ratio of 1.15 spaces per unit. 

The total includes 18 visitor spaces, seven barrier-free spaces, and 35 spaces prepared for future EV charging stations. 

The development requires several amendments to existing zoning regulations and the city’s official plan to facilitate the proposed density and design. 

Currently, the subject lands are designated as low-rise residential, permitting a density of 30 units per hectare and a maximum Floor Space Ratio of 0.6. 

The proposed development’s density is proposed at 63.04 units per hectare with a Floor Space Ratio of 0.9, both of which exceed current limits. 

Therefore, an Official Plan Amendment is necessary to accommodate these changes. 

The zoning amendment proposal involves rezoning the site from Low Rise Residential One Zone (RES-1) to Low Rise Residential Four Zone (RES-4) with Site-Specific Provision (384) and Holding Provision (58H). 

The adjustment includes a site-specific provision that the minimum interior side yard setback be 1.0 metres on one side and 1.2 metres on the other. 

The development site is within the city’s built-up area and is currently occupied by three existing structures, all proposed for demolition. 

The new design seeks to maximize the use of the site while addressing modern housing needs. 

The proposed redevelopment of 404-430 New Dundee Road represents a significant shift in the area’s housing landscape. 

The project promises to add much-needed residential units to Kitchener’s housing stock.
