CAMBRIDGE — A significant residential development is proposed for Main Street, Cambridge, targeting 1005, 1045, and 1085 Main Street and adjacent lands to 965 Main Street East (no municipal address as of yet).
The project led by Greengate Village Limited, encompasses a variety of housing types and infrastructure expansions, including an apartment block designated as Block 8.
Block 8 has received initial approval for a 132-unit apartment building that stands 14 storeys tall, with a density of 150 units per hectare and a Floor Space Ratio (FSR) of 2.2.
The proposed changes for Block 8 involve increasing the number of units to 191 and the height to 16 storeys, which would result in a density of 220 units per hectare and an FSR of 2.7.
The block is located in the northeast corner of the development site, on portions of 1045 and 1085 Main Street, and spans approximately 0.88 hectares.
An Official Plan Amendment (OPA) and a Zoning By-Law Amendment are requested to facilitate the increase in height and density for Block 8.
The proposed building will exceed the current maximum height of 14 storeys and the FSR of 2.2 permitted under the existing zoning and official plan designations.
The revisions were prompted by input from Mayor Liggett and some city council members, who advocated for increased residential capacity.
Despite the increase in units, the development will maintain the required parking ratio of 1.25 spaces per unit and exceed the required amenity space and landscaped open area.
To permit the development of the larger apartment block, an Official Plan Amendment to OPA 64, Site Specific Policy 8.10.99, is required.
A Zoning By-Law Amendment is necessary to adjust RM3 Site Specific Provision 4.1.441(5), allowing for the proposed height of 16 storeys and a density of 220 units per hectare.
Additionally, a modification request to the previously approved Draft Plan of Subdivision will be submitted to the Region of Waterloo to update the number of units on Block 8 from 132 to 191 and the overall development from 210 to 269 units.
The development includes the extension of Wesley Boulevard to connect to Main Street and the extension of Green Gate Boulevard easterly into the Moffat Creek subdivision.
The site is also in proximity to multiple bus stops and a planned Light Rail Transit (LRT) stop, enhancing connectivity for residents.
The proposed zoning adjustments aim to accommodate the increased height and density while maintaining compliance with existing requirements for parking and green space.
The proposed amendments seek to leverage the strategic location on Main Street and respond to the city’s call for higher-density residential options.
If approved, the development will provide a significant increase in housing units without compromising existing zoning requirements for parking and green space.
