BRANTFORD — In a recent presentation to the public, Oz Kemal, a partner at MacNaughton Hermsen Britton Clarkson (MHBC) Planning INC., unveiled a comprehensive redevelopment plan for the former Victoria School site on Richmond Street.
The proposal, presented on behalf of Pentacore Development, outlines a mixed-use project aimed at revitalizing the area while preserving elements of its historical significance.
The proposed development encompasses a 1.13-hectare parcel of land, boasting frontage on Richmond Street, Albion Street, and Pearl Street.
Currently occupied by the former Victoria School building and Robert Moore Park, the site is set to undergo a significant transformation under the new plan.
According to Kemal, the redevelopment project is designed to integrate both residential and recreational elements.
The plan includes repurposing the old Victoria School to accommodate 22 residential units alongside the construction of an 11-storey residential apartment building featuring 199 units.
Additionally, 24 back-to-back stacked townhouse units are planned for the remaining portion of the land.
A key highlight of the proposal is the emphasis on providing diverse housing options catering to various demographics.
The residential units, priced at approximately $500,000 each, are primarily targeted toward individuals seeking to downsize rather than investors, reflecting a commitment to community-oriented development.
The envisioned residential complex will offer a mix of one-, two-, and three-bedroom units catering to different household sizes.
Parking provisions include an underground lot with approximately 96 spaces, supplemented by ground-level and podium parking, totalling 282 spaces to serve the development.
Moreover, the redevelopment plan prioritizes the enhancement of outdoor amenities and green spaces.
It allocates 4,336 square metres for soft and hard landscaping, with an additional 2,714 square metres designated for indoor and outdoor recreational facilities.
A notable aspect of the proposal is the adaptive reuse of the former school building, acknowledging its heritage significance while repurposing it to meet contemporary housing needs.
Despite being listed as a heritage site, the school has yet to receive a formal designation.
In addition to residential components, the project includes plans for the relocation and expansion of Robert Moore Park to 22 Sydenham Street, offering enhanced recreational opportunities for the neighbourhood.
The expanded park could feature amenities such as splash pads, event spaces, a skating rink in winter, and a community garden, pending city council approval.
The redevelopment initiative marks a significant step towards revitalizing the Victoria School site and contributing to the overall enhancement of the surrounding community
