A Proposal for Stacked Townhouses Beside a School is Under Review by Council

CAMBRIDGE — A new set of 46 stacked townhouses at 82 and 88 Beverly Street has been proposed to council by a Toronto-based developer, Greentown Developments. 

An example of another project Greentown is working towards completing is the Urban Condos project located at 410 Dundas Street South in Cambridge. 

The current single detached house at 88 Beverly Street would be demolished to create an access road into the development. 

Greentown would be developing the stacked townhouses into two blocks. Block A would contain 18, and Block B would contain 28 units. Both areas of townhouses would be low-rise residential dwelling units. 

The proposal includes a total of 48 parking spaces for residents, along with an additional 13 visitor spaces and three barrier-free spaces among the 61. 

The parking spaces meet the city’s requirements of 1.0 parking spaces per dwelling unit for residents and 0.25 visitor parking spaces per dwelling unit. Residents and visitors would have access to parking o Beverly Street in a surface lot. 

The subject lands are located in an excellent area for intensification in Cambridge, as the neighbourhood can expect the planned Main Station ION transit stop, which is one of many MTSAs to come to Cambridge and will be within close 5-minute walking distance of the properties. 

Already, the site is near the GRT bus route iXpress 206 and within 10 minutes of walking distance to the Ainslee Street terminal. 

In the proposal, each residential townhouse would have a private amenity space, including balconies and patios. 

The properties are currently zoned dierently from one another, and zoning by-law amendments are required to re-zone any planned areas of development. 82 Beverly Street is zoned ‘Institutional (N1)’, and 88 Beverly Street is ‘Residential (R4)’. 

(N1) zoning permits institutional use, and (R4) zoning allows for residential care facilities, accessory uses, and single detached dwellings. 

The application requests zone changes to the subject lands, requesting for zoning ‘Multiple Residential’ (RM3), which allows for mixed terrace stacked townhouses. 

Also, following the city’s ocial plan, site-specific regulations are proposed for these properties due to their shape. 

The proposed regulations include decreasing the minimum lot frontage of 88 Beverly Street from 20m to 12.7m and increasing the maximum density from 40 units per hectare to 75 units per hectare (permitted within an area of regeneration such as this). Also, the interior and rear yards will go from 7.5m each to 6.0m each, and the minimum common amenity area per unit will go from 30 square metres to 7.5 square metres per unit. 

A severance application is also required to combine the part lot of 82 Beverly Street requesting development with the whole lot of 88 Beverly Street. 

The remaining land of 82 Beverly Street will remain zoned as (N1) for institutional use as the Ontario Muslim Academy school and will continue to operate there. 

If this application is approved, the city can expect a new development to be underway.
