A new proposal for London: 102 townhouses on Sunningdale Road

LONDON — Auburn Developments Inc., represented by Auburn Homes Inc., has put forward a substantial residential redevelopment proposal for Sunningdale Road East. 

The initiative seeks to replace four former single-family properties with a modern residential community, significantly increasing the area’s density. 

The redevelopment will occur on a 4.68-hectare site previously occupied by single-family homes at 1338, 1352, 1376, and 1388 Sunningdale Road East. 

The plan includes constructing 108 two-storey townhouses or other residential units, boosting the site density from approximately 0.8 units per hectare to a range between 30 and 75 units per hectare, depending on future applications. 

Located in the Stoney Creek Planning District, north of Sunningdale Road East and west of Highbury Avenue North, the site is well-serviced by existing public transit. 

The nearest bus stop, which is part of London Transit Route 19, is situated just 150 metres away on South Wenige Drive. 

The route connects the site to key locations, such as the Stoney Creek Community Centre, Masonville Mall, and downtown London. 

The development proposal requests a Zoning By-Law Amendment that will shift the current zoning from Residential R1 (R1-14), Urban Reserve (UR3), and holding Urban Reserve (h-2.UR3) to the proposed residential zones (R5-4, R6-5, R7*H15*D75). 

The redevelopment proposal includes specific provisions to maximize the site’s development potential. 

The proposal includes a maximum density of 75 units per hectare and a building height restriction of 15 metres. 

Additionally, an 8.2-metre land dedication along Sunningdale Road East is required to meet the planned 36-metre right-of-way width outlined in The London Plan. 

The current zoning supports large lots of single-family homes on private services, with sections zoned UR3 and OS5 to protect nearby natural heritage features. 

The project is designed to integrate seamlessly with the nearby greenfield subdivision and provide a buffer for the adjacent Ballymote Wetland ESA and Arva Moraine Wetland Complex. 

A 10-metre trail corridor will help preserve these natural areas. Furthermore, the development will improve transit connectivity for the area despite not being in the City’s Primary Transit Area. 

Auburn Developments’ proposal for Sunningdale Road East is a significant move towards increasing urban density and offering modern housing solutions in London. 

The proposed redevelopment awaits approval through the Zoning By-law Amendment process and promises to transform the Stoney Creek Planning District positively.
